The report will list all your long-term debts (credit cards, mortgage payments, automobile and student loans, etc), as well as your payment history. If you don&#8217;t have a copy of your credit report, most lenders will generally require you to pay for a copy when they process your loan application. Speaking directly to a local lender will help with questions on the loan process and costs. </span></p>
<p><span style="font-family: Verdana,Arial,Helvetica; font-size: x-small;"><a href="http://ArizonaPhoenixRealEstate.com/wp-content/uploads/2012/01/key.jpg"><img class="alignright size-thumbnail wp-image-1052" title="Arizona Home key" src="http://ArizonaPhoenixRealEstate.com/wp-content/uploads/2012/01/key-150x150.jpg" alt="" width="150" height="150" /></a></span><span style="font-family: Verdana,Arial,Helvetica; font-size: x-small;">However, most Arizona real estate experts agree that it is a good idea to obtain a copy of your credit report several months before you apply for a loan. This is so you have a chance to resolve any problems with your credit before your bank sees it. U.S. Federal law ensures that you have access to your credit report, which may be obtained from your local credit bureau or any of several national firms that specialize in credit reports. Typically, you can get a free copy on a yearly basis. </span></p>
<p><span style="font-family: Verdana,Arial,Helvetica; font-size: x-small;"><strong>Late payments</strong> For most people, problems with their credit report are likely related to late payments on a debt. If you were late one month in paying off your credit card, but otherwise have a good payment history, chances are most lenders won&#8217;t be too concerned. But if you have a history of late payments you&#8217;ll need to document the reasons why. A slow payment history won&#8217;t necessarily get you turned down for a loan, but you may have to pay a higher rate of interest or otherwise prove to the lender that you can repay your loan in a timely fashion.</span></p>
<p><span style="font-family: Verdana,Arial,Helvetica; font-size: x-small;"><strong>Errors on your credit report</strong> Many people are surprised to learn that credit reports can often contains errors or inaccurate information. If this is the case with your credit report, you&#8217;ll need to contact the reporting agency or creditor to have the problem resolved. This can sometimes be a slow process, so make sure to give yourself time to clear up the mistake. This is important so you will know right away if there are issues that will need to be resolved. </span></p>
<p><span style="font-family: Verdana,Arial,Helvetica; font-size: x-small;"><strong>Bankruptcies and foreclosures</strong> There&#8217;s no getting around it, a bankruptcy on your credit report is not a good thing. But that doesn&#8217;t mean you still can&#8217;t obtain a loan. Even though a bankruptcy may stay on your credit report for seven to ten years, lenders will often consider the circumstances surrounding a bankruptcy (family illness, injury, etc.). Moreover, if you have reestablished good credit since the bankruptcy, a lender will be more inclined to approve your application. Foreclosures are all to common nowadays and the lenders all have different criteria for re-establishing credit and time-frames to become eligible to repurchase a home. </span></p>

But keep in mind, they may be wanting your business so may paint a picture that is worse than what&#8217;s really going on. How do you avoid huge repairs you don&#8217;t need?</p>
<p>Get contractors, handymen, inspectors, or roofers who have been recommended by someone you know. But don&#8217;t just get one bid. If you are looking at a significant repair item such as the roof, air conditioner, or bathroom updates then take the time you need to get multiple bids for the repairs. You will find some are way too high, others too low but it isn&#8217;t about price it&#8217;s about getting a quality job and at a fair price.</p>

<p>We are working more and more with investors who are purchasing homes in the west valley. Both Glendale and Peoria, AZ are popular due to the ease of commuting to work for tenants and investors are grabbing up deal after deal.</p>
<p>I saw 4 new REO properties in the MLS this afternoon, so I&#8221;ll be checking them out tomorrow. Hopefully it won&#8217;t be raining!</p>
<p>If you are considering buying a West Valley home it is a great time due to the low prices. The selection is not as good as it once was but still if you are investing in a home and it&#8217;s not your primary residence it&#8217;s definately easier to find a great home that would be a good fit for fixing up and reselling, or buying as a rental home.</p>

<p>We&#8217;ve been looking in North Glendale, North Peoria to the west out near Luke AFB, also. One of the homes in Glendale that was an REO really needed a lot of work due to the condition of the roof. So, be sure if you are investing in a home to be ready to get a reliable home inspector to the home quickly to determine the overall damages and help evaluate some of the big ticket items such as the condition of the roof, the air conditioning unit(s), and look for hidden damages, also.</p>
<p>Even with a short sale you never know if the homeowner has had to let some items go unrepaired due to a financial hardship. Having a reliable representative and reliable home inspector can go a long way to ensure you are actually getting a good deal. Of course, nothing is 100% there could still be builder defects or such or hidden damages such as painted over water spots.</p>
<p>My advise if you are looking for the perfect family home to live in is to be flexible and to realize a low price, great location &amp; style may be the best deal of all.</p>
