PRICING: Today, short sales are ruling the market and REO homes are right behind with low prices. But, many of the short sales have issues that the homeowner cannot fix, same with REO’s. We find most of the REO homes need at a minumum new paint and carpet, plus a thorough cleaning. The typical buyer wants a clean home that is in move-in condition. This is where you can definately shine if you go room-by-room checking for any and all repairs and making sure you have everything clean.
Lastly Options: Giving buyers options. This can be done with Lease Option, Lease Purchase or Seller Financing Options. So many buyers cannot qualify right now but would be perfect to Lease Option allowing you to move to a new home. Either moving up to a larger home, or down-sizing to a smaller home.
